19 February 2014 — Perth’s premium grade Brookfield Place has obtained a five star NABERS Energy rating, bettering the 4.5 star target the building had been designed for.

Compared with an average building, the building has achieved a 38 per cent reduction in energy intensity, equivalent to 13,933,446 megajoules of energy, a Brookfield spokeswoman told The Fifth Estate.

The spokeswoman said that innovative design, good communication between construction and operations teams, and exceptional facilities management had helped the property to exceed its NABERS target.

“Exceeding the targeted NABERS rating was achieved through a partnership between the construction and operations teams from practical completion, commissioning through to 12 months post completion,” the spokeswoman said.

“This partnership ensured that the design intent flowed through to the operational team and allowed the operational team to provide feedback back to the commissioning team.

“Smart technologies have been incorporated into the building to allow energy and water consumption to be monitored and abnormal or unexpected consumption highlighted. Areas of concern are then addressed by the site management team.

“The site management team has also undergone NABERS assessor training and Green Star Fundamentals training. This training provides the site operations team with an understanding of each of the ratings tools and allows for the adjustment or implementation of processes and procedures to ensure compliance with the rating tools.”

The building, which opened in September 2012, is currently home to lead tenant BHP Billiton, which occupies 34 of the 45 floors.
