Brookfield Properties celebrated a major milestone on Monday, topping out its $2 billion development atop Wynard Station and its first 6 Star Green Star commercial asset in Sydney.
Brookfield unveiled the newly dubbed Brookfield Place Sydney with a topping out ceremony in front of its 27 storey centerpiece, 10 Carrington Street.
The property was granted a 6 Star Green Star Design for office design, the highest possible rating from the Green Building Council of Australia and is now aiming for a 6 Star Green Star Design & As Built rating along with 5 star NABERS ratings for Base Building Energy and Indoor Environment.
“There is no doubt that this project is worthy of this prestigious Office Design rating due to its significant focus on tenant and occupant wellbeing with exceptional indoor air quality,” Brookfield’s national sustainability manager Danny DeSousa said.
The design, a collaborative effort with Make Architects and Architectus, includes lots of natural lighting, good air flow and a carbon dioxide monitoring system to adjust ventilation rates and ensure low carbon dioxide levels when people are present.
Brookfield also holds its “Brookfield Place” titled properties to their own high standards including public transport connectivity, high quality retail and workspaces and arts and culture programs in addition to its sustainability.
Other Brookfield Place properties can be found in New York, Calgary, Toronto, Dubai and Perth, all considered the most prestigious of Brookfield’s assets.
“We are thrilled that Brookfield Place Sydney will join an elite group of highly sustainable buildings,” Brookfield executive vice president Carl Schibrowski said.
Its prime location in Sydney’s CBD will work to encourage sustainable transport with a 99 Walkscore out of 100, cycling facilities and an integrated entrance into Wynard Station designed to make transport a public space rather than a transitory stop.
The Sydney location offers 75,000 square metres of commercial and retail space with over 80 per cent pre leased to big clients including National Australia Bank and Allianz. The location will also serve as Brookfield’s Asia Pacific headquarters.
In addition to the new skyscraper, Brookfield Place Sydney will include 7000 square metres of retail along Wynard Lane and restoration of Sydney’s landmark Shell House.
The majority of Brookfield’s prior Sydney projects focused on upgrading existing buildings and making them more sustainable.
Between 2015 and 2019, Brookfield’s Australian properties reduced carbon usage by 19 per cent and electrical usage by 13 per cent.
Brookfield Place Sydney is expected to be completed in 2021.
