Wellness and sustainability play a big role in a new 35-storey office tower in North Sydney.
The $700 million 100 Mount Street premium office tower developed by Dexus, which spans around 41,500 square metres, is targeting a Shell & Core WELL Gold rating, 5 star Green Star and 5 star NABERS Energy rating.
Key features include a highly transparent closed cavity façade with an automated blind system that reduces glare without compromising natural light for occupants.
There’s also a “low energy, health and flexible” active chilled beam airconditioning system, 30kW onsite solar PV array and electric car charging stations.
Ticking some key wellness boxes, the building also has a “light-filled” lobby, end of trip facilities including bicycle storage, and on-site GoGet services. (There’s also 113 car spaces, though).
Building and environmental monitoring and analytics and advanced lighting controls will help keep energy wastage to a minimum and keep occupants comfortable.
There is also a digital artwork by artist Tamara Dean with a LED wrapped core in the building.
The new tower will also benefit from its proximity to the new North Sydney Metro Station, which is currently under construction.
“After years of limited supply, 100 Mount kicks off the next wave of quality office accommodation coming online in North Sydney that is appealing to a more diverse range of tenants who see North Sydney as a viable alternative to the Sydney CBD,” Dexus head of office leasing Chris Hynes said.
The space is almost completely leased, with tenants including NBN Co, Laing O’Rourke, Victory Offices, First Data Resources, Chanel, Nextgen.Net and Glorietta Restaurant and Café.
