20 November 2012 – Perth office tower QV.1 has been awarded a 5 Star Base Building NABERS rating for its operational performance, resulting from energy efficiency initiatives and efficient management.
QV.1, co-owned by Investa Property Group and the Commonwealth Superannuation Corporation represented by Eureka Funds Management, is managed by CBRE’s Premier Properties Group.
CBRE’s Paul Teraci, the general manager of QV.1, said the rating was QV.1’s second 5 Star rating this year, with the building achieving Australia’s first 5 Star rating for base building NABERS Indoor Environment in January.
Mr Teraci said the rating was achieved through a number of initiatives including minimising energy consumption through the close monitoring of the automated control system and analysis of energy reporting.
QV.1 is implementing a new state-of-the art building management system that offers enhanced control, monitoring and analysis capabilities for energy and water usage.
“We are constantly looking to implement strategies to operate sustainably and reduce the environmental impact of QV1,” Mr Teraci said.
At 250 St Georges Terrace, QV.1 is next to Perth’s business district and home to a number of high profile tenants. The building comprises 43 levels and features conferencing and function rooms and a retail plaza.
Eureka Funds Management fund manager Christine Phillips said assets with high environmental ratings could only be a positive step for occupants, investors and society.
“The new benchmark achieved with this energy rating will lower energy costs for occupiers, provide insulation from future legislative changes and provide leadership by demonstrating that large, premium grade office assets can match and exceed new building ratings.”
Investa environment and safety head Shaun Condon said it was through a combination of research and innovation that the company had worked to achieve continual improvements in the environmental performance of its buildings, while educating tenants on how to reduce energy consumption and create and operate better quality indoor environments.
