10 December 2009 – ANZ House at 11 Waymouth Street Adelaide has been awarded a 5 star NABERS rating for its second year of operation, increasing its target outcomes in the process.

According to Matthew Salisbury director of WSP Lincolne Scott, which designed the building services, ANZ House achieved a “5 star + 20 per cent reduction in CO2 emissions targeted at inception”, then improved on this metric in its second year of operation with a “5 star + 30 per cent reduction.”

Developed by the Aspen Group, the building was pre-sold to the Commonwealth Office Fund (now Colonial) for the then record price of $143 million, about 18 months prior to completion in February 2007.

According to Ben Yates, Aspen Group’s general manager  SA and NSW there was a decision right at the beginning  to essentially “future proof” the building with sustainable innovations.

“We were seeing tenants making a flight to quality and that triple bottom line reporting was increasingly important. Clearly a building with sustainability initiatives was seen as part of that.”

WSP Lincolne Scott’s Mr Salisbury said the recent achievement makes the building one of the “leading examples of sustainable development in the country,”  because it had delivered high energy savings, contributed to productivity gains and at the same time not compromised on fitout flexibility, external views, indoor air quality and occupant satisfaction.

Recent indoor environmental quality studies also found the building to excel in areas where health was affected.

“By placing a high value on the indoor environmental quality, we have helped contribute to gains in productivity, alertness, staff attraction and retention which is essential to ensuring the building can secure tenants over its entire life, without compromising the energy and emissions reduction targets,” Mr Salisbury said.

The development was also the first building in Australia to be awarded a 5 star Green Star Office Design v2 rating, a 5 star Green Star Office As Built rating as well as the 5 star NABERS rating.

WSP Lincolne Scott’s specialist environmental brand, Advanced Environmental  designed the integrated services system, including all building services design, and environmentally sustainable design for Green Star and NABERS Energy rating.

Mr Salisbury said ANZ House was the first building to use passive chilled beams in a speculative building, and was fully leased at high rentals within six months of completion, thereby helping to prove the business case for green buildings.
